About Us


STERLING PRIVATE CAPITAL (SPC) IS A PRIVATE EQUITY FIRM ACTIVELY SEEKING BOTH REAL ESTATE AND OPERATING COMPANY INVESTMENTS.

Since its formation in 2013, SPC has committed itself to building long-term relationships with operators, sponsors, and investors who share our same values and investment philosophy. SPC’s highest priority is capital preservation and alignment of interests with our partners, which is substantiated by our material co-investment we make in each deal. We combine a people-first mindset with a thorough due diligence process that guides us to only invest in our best ideas. SPC is backed by the strategic capital and advisory support of Sterling Family Partners, a Dallas-based family office that serves as SPC’s anchor investor.

Our Approach


We are an opportunistic group seeking to partner with best-in-class people, companies, and real estate assets.

Partners at SPC have experience investing in a broad array of industries and real estate product types, and we understand that each investment is unique and that economic cycles come and go. The firm employs a disciplined investment approach that focuses on preservation of capital and aligning itself with trustworthy and experienced partners. We have invested in every position in the capital stack, and we have the ability to acquire assets directly, make joint venture equity investments as well as preferred equity, mezzanine, and first-lien debt. SPC focuses primarily on Texas and Sunbelt growth markets where we have the most experience and can be closer to the investment. Our deep network grants us access to a high volume of both marketed and proprietary deals that filter through our disciplined underwriting process and gives us a holistic view of the marketplace. We especially value long-term relationships where we can make several investments with the same management team and/or sponsor.

SPC has the flexibility to provide a range of creative capital solutions to our partners. We have experience investing across the capital stack that enables us to tailor each investment to align with the needs and objectives of all parties involved. Because SPC is not a fund, we can be accommodating to both short- and long-term investment horizons and are open to co-investing with like-minded partners that we trust and respect.

PARTNER AND SUPPORT

We prefer to let our partners handle the day-to-day operating activities of an investment, but we are capable of and willing to provide hands-on support when necessary. Our value proposition is highlighted by our access to capital, strategic oversight, targeted analytical support, and diverse network of relationships. These attributes have allowed us to build a reputation for trustworthiness and integrity earned over a long track record of investing.

PROVEN EXPERIENCE

Our team has decades of collective experience investing in and operating private equity and real estate assets at various stages of development and in numerous markets across the country. In addition to our team at Sterling Private Capital, we have access to the back office support and resources available to us through our strategic alignment with Sterling Family Partners, the Dallas-based family office.

Target Investments


SPC considers investments in private equity and real estate through direct and co-investment strategies.

We are an opportunistic investment firm that “casts a wide net” when sourcing and investing in opportunities. SPC seeks to invest capital with management teams, independent sponsors, and existing owners/operators who have a great investment opportunity, business plan, and vision.

Our main focus is on Real Estate

SPC pursues a broad range of asset and property types and invests in both acquisitions and developments. Our diverse portfolio includes office, industrial, multifamily, and single family for rent properties. We provide both debt and equity financing, including GP capital. We prefer to build programmatic partnerships with sponsors who specialize in a specific asset class.

OPPORTUNISTICALLY PURSUE OPERATING COMPANY INVESTMENTS

Our group selectively invests in operating companies that have a great leadership team, competitive market position, and positive cash flow. We prefer asset-light businesses with good margins and the ability to compound capital over time. We typically like to invest directly, but will selectively invest with independent sponsors.

We are strong believers in aligning our interests with our investors by co-investing significant capital in each SPC deal. On the other end, we structure investments to reward operators for outperformance.

Our team is always purposeful with our capital allocation and expects to run a full investment process. We are nimble when time-sensitive situations require us to make decisions and access capital quickly.
